When people are looking for a niche to start out with, I tell them it's best to pick something and stick with it for a good 6 months to 1 year before switching to something else. 

I associate it with people that rent out properties with scratched/dented/damaged appliances.

The goal of house hacking is to reduce your living expenses as much as possible while having other people pay for your mortgage.

When will people realize this is not investing?  

After 20 years of buying and selling real estate this morning it occurred to me that if somebody offers to sell their house for let’s say $250,000 “as is” and you agree to pay that exact price with no contingencies, but other people are interested in the property , then that seller can just raise his price and not sell the property for the price “advertised”.

If not, this is going to add stress to your marriage and your relationship to your children, and typically significantly more than most people expect.Your house is inevitably going to be damaged and changed during the time that it's a rental.

Plenty of people do not want to move them wen they relocate.
