Good Morning Angela, I am a Realtor in Florida and I understand this completely. ( I am not one of those agents) Thank goodness, I would suggest not letting them know what you intend on doing as they only see $$$ signs, and if you are looking for something off-market then their commission will be less,  I suggest looking for the deals yourself through Zillow, Make me move is a for sale by owner, your county records, for pre-foreclosures,  do your research first, then contact an agent to gain access to a property you may want.

You have to do it the hard way and go to the county recorders office and look up the 1st page of the recorded deeds of trust/mortgages.

You *can* do it, but at some point you're going to get caught with your pants down and you will not only be fined a ridiculous amount of money, you will have a felony on your record and possibly be sent to prison.

We then research them to verify that they are not yet on market anywhere, then we can usually find the owner’s names by public record.

Luckily the claim was bogus (medical records proved it) but the owner had to pay for the lawyer in the Workers Comp. case and that cost thousands..My advised would be to have anyone who works on your property show you proof of Liability Insurance and Workers Comp.
