One thing that drives me nuts about these "gurus" is how they all shill to their lists for one another's programs, trying to milk folks for every conceivable cent on affiliate marketing commissions.

Many people I talk to do not meet the low hanging fruit criteria that I want for myself.

It drives me nuts when some poster in Texas or Tennessee gives advice to a landlord in California or Massachusetts that will result in that landlord having a very, very rough year.
