I just talked to my broker about lending options and the news is not great.

Proc. 2018-58 allows participants in a section 1031 like-kind exchange to extend the deadlines for identifying replacement property and completing transactions “by 120 days or to the last day of the general disaster extension period authorized by an IRS News Release or other guidance announcing tax relief for victims of the specific federally declared disaster, whichever is later.”Taxpayers have pointed out that applying the “whichever is later” language means that some section 1031 deadlines could get extended beyond the July 15 due date set in Notice 2020-23, and are wondering if that’s what the IRS intended.

There are only a few providers willing to offer stand alone (meaning they do not also insure your properties) that have a minimum premium of under $1000 on properties deeded in an LLC, Trust, etc.For those investing in a single state, have less than 10 SFR, or if you can use the same provider that are insuring the rentals, that's when you can get an Umbrella for $150-$300 per $1M.The good news is as you grow, your Umbrella pricing does not proportionately increase.This week we ran an Umbrella for a current client - $3M Umbrella over 32 locations throughout the US. 

I'm testing my memory here and the link is saved on my old computer but I remember an article from about three years ago about their endowment exited a bunch of positions at a loss or at flat.

Folks saying that “nearly a third” of rents weren't paid seem to get that from this WSJ article.
