We've been doing ok - I've been in it over 2  years now - that's my .02 --- the out of state corps that buy here and suck every dollar out just have unhappy employees and will have high turnover and develop bad reputations.How you treat everyone and tell your story is the basis for how I'm trying to be successful (We use Facebook and maintain a good reputation so get lots of word of mouth -- I spend money on FB ads, a Social Media/Marketing firm to handle photos/bulk of the social media and about $600 a mo for old school radio on a station that skews to the children of 80-90 yr old parents)   I had to work up to this advertising budget by fixing a hole host of other things but working so far - I haven't been in it long enough to declare myself a success.   

1st Post (a bit of an introvert on all things Social media) - bare with me.

Get good at public speaking and throwing events, social media presence, and hangout with rich people.

You can connect with an agent that works there and give them these requirements and tell them what your goal is, do a Zillow (or whatever website you choose) search, post to social media accounts that you are looking for such property, set up Biggerpockets alerts, tell everyone you talk to in a casual or direct way, go door knock if you are able, and whatever other ways you can think of.

Interior, inspect ceilings (leaks) under sinks, drains, gfci outlets and smoke/c-o detectors.The heating system, water heater, electrical service panel and water meter photos are also included.Lastly, and very importantly, speak with the tenant and ask about any maintenance issues they are having.  

Does the outlet have power?

(I'm a firm believer in your "ONE Thing")  But there is a little bit you can do ahead of picking a brokerage, like setting up your social media to help with later lead generation.

I have, what I would consider great people/communication skills (my parents raised me very traditional and I can talk to a wall better than I can communicate on social media lol).
