@Kevin Michel I'd work backwards from your skillset, amount of capital you have (or can raise), and the market you're interested in. 

It appears that a significant portion of the business's value lies in its name, website, marketing, furnishings and other intangible assets.

By dispo side I plan on wholesaling and working with other wholesalers in the market who also have leads and connecting them with my buyers if the numbers, location and details are all in a row.  

When the market was a little hotter in the recent past, a lot of listing agents in my area would shun or downplay offers that came with financing from credit unions or "too big to fail" banks. 

You mention your design is the "most ripped off design in real estate", I'd argue it is, right behind Carrot's sites :-).

If you can do well in this market, you should be able to get more good deals done when things get a little easier for buyers/investors!
