The two main pieces I am missing are the most crucial (deals and financing).I currently can comp/pro forma out deals I find on Zillow, and sometimes the MLS when I have access, but my main worry is financing.

I would tend to put heavier weight on MF rentals than a SFH lot, building a SFH is riskier than apartments mainly and it typically would increase your income.

The main hang ups are: I don’t have a lot of capital to spend on legal fees before I do 1 deal, BUT, I don’t want to run into serious problems on my first deal just because I didn’t know about a legal problem.Also, do I need insurance during the process of buying, rehabbing, or selling a mobile home, and if so, what kind(s)?
