Typically you can post a notice on the door to confirm vacancy then you could go in and change locks, winterize it and basically do what you want.

Locking in long term debt right now, helps mitigate your risk and protects your downside.

These are plentiful and easy to find, but the 3 year term is more rigid, because it locks in your timeline to refinance with that construction loan, regardless of whether your plans are ready and approved.A floating rate loan from a bank or other perm lender, which are more flexible to prepay.

I just finished Scott Trench's book "Set for Life" and I want to start applying some of the ideologies he mentions in his book.I am not 100% locked into an area, I am willing to commute to work from Kenosha or the Chicago area if the return is worth it. 

The MF market in central to northern CT appears to be isolated to a few towns such as Enfield, Windsor Locks, New Britain, West Hartford, and Middletown.I would love feedback on where people are getting good cash flow, where the tenant retention is solid, how people are finding deals, and really any other lessons learned in this market.Thanks in advance for how supportive you guys are to the newbies such as myself.Eric

There is probably something in there about locks, cleaning, painting etc that will be taken out of your rent regardless.

I don't think I can bring the contractor or do anything on the property, even though it's vacant, and the front door is not lock. 

I'm thinking we should just set a time up with the tenants to change the locks and give them new keys to be on the safe side.

One of my concerns has been buying too expensive a place and locking up all of my down payment money.

The fence in only about 4 feet high and the "security" is a pad locked gate.
