My wife and I do extra rooms out of our primary house and we are located right next to wine country, pretty much every weekend we are booked. 

Can you roll the equity into something better in your new location?

I don't self manage, but I have to consider what my PM is required to do2b using separate geographic locations doesn't help as it then reduces my economies of scale and my specific expertise.
