I, too, aim to be as accommodating to residents as possible.However...For my own liability protection and personal sanity, I'll only schedule our group viewings for when the resident can be physically present.For one thing, I'm a digital nomad (currently living in Colombia), so I'm likely never going to be conducting their viewing myself.But mostly, I don't want a resident claiming that some priceless heirloom went missing or got damaged after holding a showing in their absence.We'll pick a convenient time, typically 1 hour on a Saturday afternoon, and set appointments for up to 6 pre-screened buyers to take a look.

Tell them it is clear that they are struggling to pay the rent and need to find another place to live. 

Life circumstances changed and we ended up living out of state and renting it out.

Hi Ly Ma,I have lived in Reno for over 20 years and have seen many changes over the years here and with all of the industry like TESLA moving in here hopefully some good real estate potential.

What ever I have been reading on this it seems Landlord is always responsible :( which is sad as landlord is not living in the house and has no control how a tenant keeps the house. 

Bring something to this deal such as a big screen TV for the living room, or offer to do the daily vacuuming or something you're capable of.

I currently live in Los Angeles. 

Many local people own vacation rentals and make their living renting to tourists, as I do.

If you are interested in investing, then just get a property that you are willing to live in with as many rooms as you can afford.

Do I have no choice but  to  pay expensive attorney fees to get this done, as I do not live in PA but here in TX.
