Safety is very relative.

Affordability is an issue right now, but if/when rates go down later this year, that'll put upward pressure on prices.

The extensive root systems will start caving once removed, which will cause issues for a while -- we had one down in a storm and we're still filling in where roots all over the yard continue decomposing, causing depressions in the yard even 5 years later. 

If there is anyone on W2 income with a relatively high tax bracket, could you please tell me if you successfully reduced your taxes with your rental property investments?

At least people have ratings on the OTA and I can see if other hosts have had issues.

There are plenty of us who have invested in NY and NJ for 30+ years and not had an issue with it and have bathed in the appreciation.

The rate of interest on policy loans for large and reputable mutual companies is always going to be competitive relative to commercial or consumer lending.

This does not appear to be an issue for the tenants or the property maintenance (ie, no calls about tiles, soft floors, rot, etc).  

@Zane M.The scenario you mentioned brings up legal and ethical issues, particularly in terms of occupancy requirements for specific loan programs and the possibility of misrepresenting intentions.

As with any legislation and regulation, there will be give and take as we balance all the issues but hopefully we see this slate of bills scrapped or substantially reworked.
