We manage plenty of multi-family from 4-plex to 50+ door. 

Also, even if they have purchased a home before, they aren’t necessarily that savvy so it may take days to week or more for them to get all the paperwork together for a loan officer to figure out what they can lend (ie people have lives and also not always “clean W2” salaries).While I work with plenty of clients who don’t have their financing set when I meet them (or day they do but can’t prove it), required PoF is important to make sure you aren’t wasting the Realtor’s time, or fall in love with a house you can’t afford.Case in point.

There are plenty to choose from.

Tenants that are waitresses (No sit down dining in our area at all anymore) and tenants that are police officers (plenty of steady work right now) are in two completely different situations right now.

But on the flipside, it looks like there will be plenty of distressed sellers needing cash when this virus is over.

There are plenty of investors who do like condo investing because they don't have to deal with the exterior of the building.Hope this helps!

Is there much of learning curve for someone with plenty of camera/tech experience?  

Price is a little high for my budget, but I have a broker who promises to get me 80% LTV on my mortgage, which would leave me plenty for closing costs and cash reserves.

My private lenders are telling me they're not lending right now with RE prices set to drop.I'm guessing soon deals will be plentiful but not funding...I have cash for a few down payments, but curious beyond that
