I have a solid amount of capital to invest and am looking to invest remotely in the Midwest or South in places that will provide a net income and, of course, ideally also provide at least a minimal amount of appreciation, but I'm definitely leaning more toward the cash flow model given that I'm an older investor.

Focus on screening for a good solid tenant or tenants and you should be good for some time to come!

Find a solid deal.

If you work with a good investor focused agent they should provide you with a solid book of contacts to help build your team.

Instead, focusing on solid insurance coverage and reducing risks in your day-to-day operations can be more effective.

Purchased completely vacant for 450K at the start of 2022, the property was solid but two of the units were in need of cosmetic rehabs.

I don’t think I’d do a STNL NNN property as the cap rates are still quite low, and it’s an all or nothing bet…and there have been plenty of formerly “solid” STNLs going dark left and right, and in all sorts of decent markets.
