With Amazon taking the old Euclid mall, about 800k sq ft, and now have a new  building about  1 million sq ft  20 min away in the heart of everything , seem as though pricing is going even higher.   

In a nut shell, I have a property under contract.

Are hard money lenders looking at the specific property (that is not yet under contract) before deciding whether or not to loan?  

Now I've shifted careers to help grow our contracting business and flip houses as a family.

If youre talking things unknown that just happen....having good insurance and/or knowing contracting/contractors and how to get things done by paying nothing more than labor and materials.

I'm flying out there end of next week to check out a property we have under contract.

My husband and I are still pretty new to investing (under contract right now for our first OOS duplex in Indiana!).

I'm thinking for a purchase where I live I would need to do a renovation loan (though in this competitive market it would be difficult to get under contract) or use hard money and then refi out of it post rehab.
