Through networking at real estate groups and meet ups, through online forums like bigger pockets and through your personal network of friends and associates. 

Look for groups who offer referrals to local contractors, Relators, etc.

This will allow me to pursue my goal of hiking the AT from start to finish in 6 months.Year Long goal; to develop the means and methods to buy and manage real estate investments smartly, to find a duplex owned by a "tired" land lord in the Beavercreek and Springboro Ohio area that can be managed more effectively. 3 month goal; to line up a HELOC after interviewing multiple banks/CUs, to establish a well rounded networking group of experts and investors.  1 week goal; to look into different banks/ CUs per week and ask about their terms for HELOC.

Looking for a couple of new BRRRR investors that would benefit from an active mastermind group.

Keep an eye out for any neighborhood groups with lots of power, they can be ...... interesting.Once a grading plan is available, and you know where utilities are, you will be able to start working on zeroing in on costs.I would call a few local builders, and see what price point padded lots would interest them at.
