I suggested they just be the hard money loan for this property, but they are insisting on being 50/50 partner, theyre willing to put up 100% of the money but as its a brrr they will get it back in 6 months -  The other person who wants to run half way houses in the properties and also be 50/50 partner.

Half way into the book I decided to check out the BiggerPockets Podcast and I have to say I'm in love with it.

I have 2 on 10-year mortgages that are almost half-way paid off.  

We have a philosophy of meeting long term tenants halfway on rent increases.  

There is a live-in house manager who basically is like the Den Mother who keeps these super grateful people in line and on the right track (at least mine does) Most people only know what their moms and grandparents know about these "halfway houses".
