Its all about perspective and flavor and you can get in with SFHs and keep or sell them later and move up the ranks.

The business model that gets that right will do very well in the near future, and I hope I work for them.  

There are guys on here that do things all cash on purchases and it’s a cool model too if you must avoid these things.

I passed by homedepot the other day to get an idea of how much they would charge for a full bathroom and kitchen renovation using floor models...they mentioned prices that looked quite expensive to me and recommended me not to take any of their off the shelf cabinets for an apartment I would rent as they would tear off after 1 year...does anyone has any experience using Homedepot?

This doesn't prohibit . you from a vacation rental model. 

I have a tenet that is getting a service animal. do I ask for proof the animal is a service animal or just go with it/ this tenant is a good tenant, never late on rent, no complaint from others in the building and is always friendly to everyone. a model tenet. he is legally blind, I have no doubt about his claim of disability.

Even my SFH which I have remodeled myself over the years for pennies on the dollar of having the work done fast by a contractor doesn't work in the Brrrr model.

The first thing you ought to do is decide what your business model/strategy will be - this will determine who you need on your "team" and what materials you will need to look to in order to become proficient in the industry.
