They will take advantage of the fact that your plates are green and will resent you at the same time.

It's almost a full time job trying to figure it out if you want to get into the intricacy's of it.

This is my first investment property, I plugged everything into my deal analysis calculator and it seems to be like a good deal but I want to ensure I don't have any surprises.

@JD Martin, I take a little issue with your first point.  

The area was showing so many of those signs we’ve seen time and time again that a neighborhood will one of those you wish you invested in on the ground floor.

They had there place and time, were handy as heck at the time, unfortunately the old books and "programs" seem to keep going like the living dead even when the content has become completely outdated. 

You need to at least have several exit plans.What other areas in Florida would you recommend for a winter/retirement home as well as for STR's in the mean time or during the summer?

I hear from a fair number of folks that are ensnared by one of these two fallacies right now.The first one is the "sunk cost" fallacy.
