That's what tends to make it tricky, since now you're not only asking for a large sum of money to assist in the purchase, but also a potentially legally binding agreement that states you have no duty to repay.So, a HELOC/funds from a cash out refi or borrowing against your 401K will likely be much more feasible.

They are cheap.Ryan:I am a firm proponent of everyone should be accountable for themselves and agree that separate metering is the preferred way to handle utilities.However, I also know from experience it is not always possible (not all jurisdictions permit sub-metering) or feasible (ie. it may be cost prohibitive to separate water feeds to each unit or replace or replace a common boiler) to separate utilities.

Maybe it would play out as you describe in front of a judge, but I just had a half-serious conversation about the feasibility of paying "cash" (greenbacks, not a wire or cashier's check) for a house and the title company said they will never accept cash.
