I went on a cross country trip last week and walked through many smaller 6 to 20 units that were ripe for the picking.. completely in need of rehab.. and once rehabbed will do great  that was just one city.

In Los Angeles, it comes right off the ship and after a very short truck trip is ready to go.  

Starting my search for $100k or less properties that adhere to 2% rule.  Here's a list of  areas where I speculate could meet this criteria:Indianapolis, Cincy, Cleveland, St Louis, Tulsa, Grand Rapids, Milwaukee, Pit...

I'm going to make a trip out that way within the next few weeks to get a stronger feel for which pockets are good and bad, but I'm open to suggestion.

I've emailed them tho and might make the trip for one of there meetings and see where it goes.
