if a tenant dies in the unit you can take it out pressure wash the spot out and reinstall it .. and if A pit bull craps on the thing for a year it will clean up and blend in with the color !

I would just sand and repaint the cabinets to a light gray if that is not your style then stair a mahogany color.

There are a lot of investors that choose not to become licensed because of the time/value proposition.My favorite thing about being my own agent is my availability. 

I did have to paint the entire interior of the house (the color was not renter friendly) and install a washer, dryer, and refrigerator.

Dose anyone have a favorite app?

I think termites are usually lighter in color.

Eric, thanks...that’s my concern... definitely don’t want to be in violation of fair housing, but from what I see on the HUD website, it doesn’t specifically spell out my reason  for  requiring higher monthly rent/deposit: The Fair Housing ActThe Fair Housing Act prohibits discrimination in housing because of:• Race or color• National Origin• Religion• Sex• Familial status (including children under the age of 18 living withparents or legal custodians; pregnant women and people securingcustody of children under 18)• Disability Nine people certainly equates to more wear and tear on the property and as much as I am all for “ The more the merrier”  I want to make sure that the tenant would be held responsible by having more skin in the game to compensate for the added wear and tear of such a large crew.

Aside from BP, can someone suggest a few websites that might be useful and help decide whether or not a property is worth pursuing?Thanks
