Which is exactly why I haven't bought anything here in South Florida so far and am looking long distance, even if I have to pay a prop manager and stay on top of them constantly.Also it would be great to buy a property with 100% financing and the more under ARV one buy's it for the more likely one is to get 100% financing.

From my understanding I can go directly over this with a latex modified mortar and set the tile right on top...The floor is sound and level.

It makes it look as if it's done in purpose and gives a little foyer space to take off your shoes.If a wall has been taken down between rooms and the flooring has a gap right along that former wall, I do the same as above: Fill it in with marble tiles.If I have a very small bathroom where I need to redo the floor with tiles - I build a small false wall in front of the bathtub: furred out with 2"x4" sideways and plywood on top.
