If you can't find out or are unsure of the date, you may, at a minimum, want to extend Liability from your homeowners (if it will be owned in your name) or see if you can add Liability for it to another policy in the same ownership (LLC, Corp, etc.).

They require a one year.Most other bank owned properties do not have this requirement.If you purchase Homepath or HUD homes during the extended period (this happens if no occupants make successful bids), you can sell them at any time.

I understand it to an extend but I don't know everything about private money or lending strategies. 

Whatever the costs of your funding are, that needs to be factored into your model.Just don't over extend yourself and be left holding too many properties if the market turns and you have to hold them longer than expected.

Maybe you could even look into extending your contract 4 months at each location?
