Oh and they'd have to start picking up their dog's poop--as stated in the pet agreement, which they haven't been doing.The only real issue for me at this point is, I just don't know if I want to continue to have them as tenants.What are your experiences & advice?

I never charge first and last and do not charge a pet deposit. 

I use it to remove odors in a variety of situations like smoke, pets, or even certain food smells. 

Pets allowed knocks it down several more.Cheapest I saw was around $5k/month.

I’m very concerned about the enthusiasm I’m seeing to keep pushing rent up (including pet rent) when Spokane hasn’t exactly had an economic boom.

You'll want to sit down with your roommate and talk about your pet peeves.

Does your lease clearly state no pets? 

My biggest pet peeve is being at a conference and someone randomly coming up to me and handing me their biz card, asking for mine then leaving.

No restrictions when it comes to pets, parking etc.

Also, if you live in Michigan, you're REQUIRED to have this in your lease:"A tenant who has a reasonable apprehension of present danger to him or her or his or her child from domestic violence, sexual assault, or stalking may have special statutory rights to seek a release of rental obligation under MCL 554.601b."
