Of course you're right something must be wrong.Based on the population of Mesa County (150k) you should get on average of 3-5 new probate cases per month which is not a lot to work with.With such a small population in the county it's possible the records are not digitized.

I regularly advertise myself as a private lender and turn down lots more people that I qualify (really qualifying the deal rather than the borrower).

You may want to consider institutional private real estate lenders such as the one's that advertise here on BP.
