Besides just doing that, I would check the MLS/Zillo/etc yourself to see what's listed as your agent may miss a property or not realize one matches what you are looking for. 

We have had requests to replace doors in the past and the response is usually, we don't have the money for cosmetic upgrades but youre welcome to replace it yourself if you match the style and color. 

You may be able to back after them for your costs in straightening this out.Did you get any letters of indemnification from that seller and tenants that stated if there was a security deposit, last months rent, who was in the apartment etc etc?

There are a handful of things that will make an on-market wholesale difficult, including (but not limited to):- the fact that any sellers agent worth their salt won’t allow your “and/or assigns” language- you need to provide proof of funds with your offer to get the initial offer accepted - your timeframe between accepted offer and when your second deposit will be due is very short and gaining access to the property can be difficult

She was 1/4 roomates and did pay 400 of the 1200 deposite. 

Hi Lionel,Make sure you qualify for multi-family financing with a lender, and know what the lender requires of you during the loan period, such as net worth maintenance.The lender may require closely matching asset experience, for some loans, etc... 

You start with a small limit (sometimes as little as $300) and provide a deposit, but as you use it and pay it back, they will report to the credit bureaus to help boost your score. 

That will eat up the security deposit and then some.
