I have been using rentometer in parallel with Zillow and MLS data to get my rental comps but didn't think to use it for 1 bedroom comps, that a good idea.My area has a healthy mix of both state and community colleges which could provide the benefit of demand for single room rentals from an audience that is already used to sharing common spaces so definitely worth looking into.

This consists of 25 units which includes some duplexes, a parcel with a permanent structure and several mobile homes, several properties under land contract, several vacant properties which need reno or have recently been reno'd, with the remainder (60%) in good shape but all rented well below market value.I have a great deal of experience costing and analyzing large multi-family and mixed use buildings but those were all one building.

While also putting in a mix of grass and maybe a "rock garden" type area that's portioned off from the greenery, where you could put down a cheap firepit or something like that to attract tenants as an outdoor hangout spot.
