With both strategies you need to find the right opportunities.In my opinion if you're buying a $2 million plus beach property you're probably buying based on emotion and not based on numbers.

After the first one, I'd advise to be more analytical than emotional, but do what you love, leave yourself some cash cushion, and jump!

There are many aspiring investors who become overly emotional when they first hear the success stories of those who have been able to scale quickly and eventually replace their income.
