The best strategy for you is to find someone who's doing it well and try everything you got to work for that person.

Lots of factors to look at depending on the investors goals, strategi, and capital.

My ask is if this is a good financing model then what exit strategies will I have with interest rates being what they currently are and no realization of what they will be in 5-10 years went the loan is due?

I agree with Shawn, while expensive in some areas, it is not saturated for LTRs in Central Florida given the migration data.

I would suggest taking out what's called a home equity line of credit and use it to invest in more real estate but make sure that you have a mentor that has done at least 100 times what you are planning to do and follow a strategy that works for you.

In that case you should be open to exploring more hands off REI strategies like funds, REITs, etc. 

I can say it's an excellent way to launch a real estate investment strategy so well done!
