There are several local meetups- Wichita Area Real Estate Investors Association meets once a month on the first Saturday of every month at 5pm at Douglas Avenue Assembly of God; free food and booze at Wichita Investor Club of Kansas that meets at the Wichita Boat House once a month at 5:30pm (the next one is June 11); and around the third Wednesday of about of every month a few of us get together at Old Chicago for lunch.

I listen to the BP and Multifamily Investing Podcast by Micheal Blank on a weekly/daily basis. - read on real estate as much as you can- Recently, I've started also going to the properties that I've evaluated to get a feel for things- check your credit and make sure it's in good standing- reach out to banks to see what they need from you to get a mortgage approval if you're planning to take that route. they will run your credit and quickly tell you if your credit has any issues. you will also get a feel of the minimum property price they will finance, the closing costs, and the down payment. the banker that i've been working with require 3% down payment if I'm living in the property, and 15% if I won't.

Keep in mind your 650 tenant to qualify needs to make 3X rent.. that's less than 2k a month.. take out the rent take out 150 to 200 for utls that lease basically 250 bucks a week to pay for their car their phone.. food cloths , most have kids the dog food etc etc.. these are folks that live pay check to pay check.. so to think your going to get stability in that renter is wishful thinking and or you simply don't know what you don't know..
