I roughly describe to people as such:D : Basic housing that is not very nice cosmetically, is likely in stigmatized neighborhood, and that would not pass municipal health and safety inspections for occupancyC : Basic workforce housing.

Most of these properties are duplexes or triplexes that can be purchased for under 200k with roughly 20k of cosmetic work to be done; and they cash flow $150-$225 per door.  

Ron the sewer rat or Johns sewer and drain are two that I hire routinely to consult or actually do sewer scopes, snakes, or repairs.

A good Property Manager will have systems and processes in place that allow for a repetitive routine when it comes to onboarding new clients.

Those real estate attorneys often have lending documents emailed to them, they are not routinely generating them.

The properties have been on the market for 170+ days so I feel the price can be negotiated down a bit, and rents raised slightly especially if we are able to update some of the cosmetic aspects.

Generally, we do not address cosmetic issues in occupied units.
