One trick I have used in the past with private sellers is to have a copy of a cashiers check made out to them personally accompany my offer... that stands out... since I pretty much gurantee no one else will do that.. and that is proof positive you have the cash.. now of course smart computer dudes and dudettes I guess could photo shop one.. but it has worked for me in the past.

Between tenants is when we make the big adjustments, sometimes 20%.We self-manage.We give tenants plenty of time (a month) to decide if they are renewing, so they can shop around and see that they are in fact getting a good deal.

People do shop for a better city, either for their family or even for retirement.

I gave PPR Note Co (Dave Van Horn’s shop) a call, but it looks like they said they are now putting all but a scant few performing notes into their fund which is only open to accredited investors (which I am not).

And then you have agents trying to shop lender by "how fast can you close?"

They should not be feared any more than the customer at the mall doing a little shopping.

Also, when you need cashiers checks or wire transfers on little notice it's convenient to have a one stop shop.

Also, since I am starting out as a true 1 man shop, can I convert everything to a Solo 401k to use the money to get the business off the ground, then when I am at the point of hiring someone, can that Solo 401k be converted to a Self Directed IRA?
