The Lease needs to be clear in its definition of what you are trying to accomplish here which is that the Tenant pays for all of the operating and maintenance expenses of the property.In addition be sure to include an understanding of who pays for major capital replacements (not just maintenance) such as replacement of the heating and air-conditioning units, water and sewer lines, electrical mains, roofs, glass, etc.

I'm going to do as many deals as I can while the market conditions are favorable.

You could make it a condition of the sale that the home is vacant before closing on it. 

What condition is the property in?

If by chance you took pictures of your place before leaving, attach those as well to show it was in good condition.

I viewed a house today with some serious sub-flooring issues.The house is built up off the ground and the plinths underneath are clearly collapsing.The tile floor inside is still in good condition but the floors slope up and down.Can anyone give an idea about methods and cost for fixing this?

You can compare a local market's current condition to its past performance and try to deduce what it may do over the next year or two.
