For our area, market rent prices are comparatively low and don't even come close to the 1% rule (the rent to value ratio here is often more like .5%, causing it to negative cash flow).

They are not the same thing, but if the building was constructed prior to 1969 without undergoing a change in occupancy type and no major renovation permits pulled, it will likely not have or require a CO.

Comparatively I think the market rate would of been $3800 normal rental so assuming 5% vacancy $3610 then 5% management = $3429.50.

So far I have been unlucky with the few prior brokers I worked with.Either they have no clue how to deal with rentals and LLC or they never follow up on requests and I have to chase them down for weeks before getting any return call.I am looking for a broker who could take care of all my insurance needs for my home, LLCs with rentals, condos, commercial and personal liability, etc...
