He didn't pay his rent the next month and disappeared in the night as soon as we served the "Pay Rent of Quit" notice.

DEpending on wha tstate you are in , this could be a costly and time consuming process.I just closed a deal where escrow is holding $2000 of seller proceeds to be used for tenant eviction in case they do not move out according to the notice given. 

Having said that, these metrics are more commonly used for commercial properties (5+ units) although I have used them in the past to help me buy residential properties (1-4 units).
