Just closed on a 2 unit fixer upper in Orange County (actually hoarder house) complete with noncooperative tenant. 

Look closely at the condition of the storage units, security features, office, etc.

There was 2 that have closed in the past 6 months. 1 was a fixer upper for 160K, the other sold for 220K that is similar.
