If you can become friends with someone with a license who looks at dumps, they would love company on some of those trips and a potential client as you learn.

If you think about AirBnB, it essentially acts as an escrow - a guest may book months in advanced and pay at booking, but the funds are not released to you until after check in.I would love landlords perspective from this community on if you would be open to using a trustworthy third party tool that offered this same service (ie. tenants pay whatever your deposit is to this escrow account, then 24 hours after check in it is sent to you).

The work that has been done shouldn't require any services calls for a some years.We haven't put any top end items to the home.

The appraiser was ordered by the lender and the lender is the client. 

*Commercial side of banks and some Credit Unions service their own originations and allow NOO collateral.

The assets purchased would be considered "placed in service" in tax year 2024 and would therefore be able to be expensed/capitalized as applicable depending on the treatment of the assets.
