Through a connection made in a conference in January, I found I was able to add value to a deal in GA (94 unit value add, C Class property) by helping with the due diligence activities and bringing investors to the deal.

I also have cash left over from that first refi that I have quintupled in other asset classes lol.

I attended the SCEP and RSO classes as I am in LA rent control and this was the rule provided during that class.

Plus, these laws change so much they make us take two separate legal classes every two years to make sure we stay on top of them too. 

What if you look at different asset classes?

I'm merely curious how others are practicing in this environment.

B/C/D class? 

Looking in B class areas. 

This was not only inefficient due to the showing that used to take 2 hours to show to a dozen people not takes a dozen (there are a lot of no shows even if you confirm a couple hours prior to the showing) but also due to the open house having a more frenzied environment, the open house was far better at getting tenant applications (FOMO).  

I'm looking for a lower-crime class "B" or "C" area.
