These include changing the toilets to "high boy" (chair height/ADA) and bathroom safety rails.

That way the change can be gradually incorporated into their monthly budget and if that does not work for them, they can move.

We sometimes do that in flips for below and above the chair rail in the dining rooms.We have used grey in bedrooms and bathrooms of a flip.

If they don't agree to this then let them know you will file for cause, High traffic, ... business based, or not,, it's wrong and not part of I bet anything in your city code as far as running a business out of an apartment, even if it's not in your lease,, city code would be enough to use as reason.In the mean time,, post parking lot no trespassing unauthorized cars towed,, give out parking stickers for tenants,, no one in the lot that doesn't live there, and watch that lot.Call police ask for drivebys, any reports from tenants to you have them also call police, In this business sometimes you have to yourself camp out in the building,, I'm serious,, grab a chair sit by the entry door inside.. and protect your asset,, If they don't belong there don't let them in..

i went to change a sink faucet the other day. the tenant (squirrel lady), sat in the living room the whole time watching Northwoods Inc or whatever the hell the "cops in the woods of Maine" show is called.she was giving me a play by play the entire time and was getting out of the chair waving her finger upset that the cops wont book "those dirty criminals that destroy our woods".

All I can say is I'm glad I spent the extra bucks on my office chair. 

Her hand is fine....A piece of crap colleague claimed he hurt his back trying to sit down in his chair because someone lowered it...funny thing is he never said anything to anyone and has had back pain ever day for YEARS prior to this, get's up and complains about back pain and does stretches daily for years in front of everyone...then claims his back pain is as a result of someone lowering his chair.

Also many states allow an individual landlord to represent him or herself with out the use of hiring an attorney unless you are incorporated.

I've seen many companies incorporate an LLC in Delaware and operate in California locally.
