What drives me crazy (call me jealous if you want) are the people who just hand everything to their kids - there's a difference between giving someone a boost to climb up to the next level and buying them a helicopter and hiring a pilot so they can completely forego the climb and any hard work needed to make it to the top.

Would let him know that any ethical-moral obligation I felt to let him retrieve his stuff from his mother's place went out the window when he opened up a meth lab in there and that he may retrieve his effects, under supervision, after he has reimbursed you for lost rent and the cost of rehabilitating the unit.

I agree with Ryan's approach of being balanced.Credit will allow for more growth and leverage which = more ProfitAnd, Cash lowers risk, makes banks feel good, and it also boosts your internal rate of return which makes your business strong.However, I go with carrying the note rather then rent because the financee takes the responsibilites and expense of the landlord as stated in the Warranty Deed.

I have to tell the sellers that the house will never appraise for what they are trying to sell the house at.The moral of the story is that [/b]if you don't pay to get into a house then you may have to pay to get out of it if the market goes down[b].

In other words, they're not part of the lease.If you are PROVIDING appliances, then letting a tenant go without a working refrigerator is inexcusable and I think that you do owe them (legally and morally) something for their trouble and your breech of the lease.
