I know J Scott mentioned briefly in his book that the whole red color scheme is out of date and since this is in a primarily high end neighborhood I know that the curb appeal is going to go a long way.

,I don't disagree with you and as I said, Dodd-Frank won't impact me and my investing.But, if it did and I were wanting to figure out how to 'live' with it or more to the point, kick it to the curb as far as my business was concerned, I'd first be most interested to learn which firm lobbied for it and who they were representing.

I had to do one 3 years ago and the sheriff and I arrived with my movers.... and the house was still intact with all the furniture neatly unmoved in ALL rooms, closets neatly full:) it cost me... then 30 minutes after my movers started placing items to the curb, here comes my tenant with a moving truck...

Hi Robert,I'm not in the market for a duplex in Pittsburgh, but I did a quick mockup of some of my thoughts about it.Just a little brighter, and some masonry and lighting to improve the curb appeal (a little).Looks like a Class C or D area.it looks like it may have had a store downstairs at one time.Zoning might allow a liquor store or something.Good Luck!

Thinking of doing this with my four-unit in Jersey City and here are some scattered thoughts I've been considering:* Trying it with just one unit first before expanding to the whole building* Posting it for lease as a LTR and a MTR simultaneously, then seeing where the interest falls and buying the furnishings for MTR once demand is proven* Going to the local hospital to talk to employees there, and potentially put up flyersOverall, I think it is a great way to boost revenue and I agree with your intuition that the added work of self-managing is worth the squeeze compared to offloading to a property manager.
