I see we are back to the tenants again rather than the system.Doesn't it just boil your blood when you see a family that maybe had a decent job for years and acquired some nice things and then they hit really bad times where they qualify for housing?

Pay for the property based on the current cash flow, which would sound like 25% below market since the rent is essentially 25% below market for the property and make those numbers work...or have the seller get rid of the tenant before taking ownership and bring in your own tenant, if the tenant is on a fixed income you will not get blood from that particular stone...best of luck.

You'd be able to purchase more larger projects with leverage than small deals without it.While it it's true your personal cash flow would be reduced by sharing with partners your number of income streams should more than make up for that.

Or the guy in 3A is always streaming videos and hogging bandwith.

Also In the process of listening to your advice I listened to @Omar Khan advice.David Thompson detailed advice is what I started precisely executing... in rather interesting way... pretty much just following the exact same thing David shared... and created a system for getting deals under table, where deals come to me in continuous stream, without me doing any hunting. 

They are the equivalent of a wheelchair or grab bar or blood sugar measuring equipment for a disabled person.

Anytime we can use a drone and not have to use flesh and blood military personnel etc. is ok with me.I would like to see them enforcing border security with live ammo.
