My units are the best on the block, problems handled in 24 hours and my occupancy rate is 100% last 5 years, unless I elect to do significant upgrades to the unit I am fully occupied.

We have a client that owns half the block, so we can set the rates on the higher end, just below what the market can bear.

And we pay less now to live here than anybody else on the block is paying to live here.

Memphis can be a tough market to analyze since an area can change in a few blocks so a generalization even at the smallest area which is a census tract,  the demographics can change radically and especially in areas that are in transition.
