I am not a designer but have remodeled primary residence couple of times and recently renovated one of the units of our rental that get 2900 rent (2 bed 1.5 bath) in San Jose.I think the counters are the easiest.

For example you can say "rent is $2000 for this 3 bed 2 bath" and that might be true in DC or other major city but if you live in augusta Ga people are just going to laugh at you.
