Tax day is upon me and I'm the idiot who who is waiting to the last minute to file the return, should of  had a CPA ..My question is that I did a rehab and repair in the tax year 2016 but wasn't completed until the year 2017 and the property rented out in the year 2017, should I have entered the cost of the rehab/repair cost  in the year 2016 tax return or should I have done the portion of the house that was done in 2016 against the 2016 tax basis? 

The last time I tried, I tried to do all repairs myself and I played property manager.  

Well, looking at this -  where you've included 8% for maintenance & repairs; 8% for vacancy is a decent amount for those soft costs. 

No giving the buyer 3% closing assistance or fighting repair requests, financing falling through, or appraisal shortages.

I have not done this before and I have not found a lender to refinance once the repairs are complete.

Hi All, I have a property in NY that was damaged by water, then mold, and now is ready to be repaired before sale.

Neel Shah in our area the water authority will decrease the amount charged upon presentation of documents that prove the leak and repair.

Just another thing on a very long list of repairs so trying to keep my costs down.  

My issue is that while the cash flow is there, the ltv is not, and the unknown repairs that will be required by the city during the sale inspection has made me question moving forward.
