My simple question is how to I attract private equity.

Like I said, I have various partnerships with lots of people on BP.I can only imagine that the algorithm on this will be a complete nightmare to design and implement.

I plan on spending 15-25 hours a week on the flip myself (I've designed & built a house for my parents & maintain my parents rental (their old house), so I'm pretty handy).

It's pretty cheap and you get literally dozens of different designs created just for you. 

What's great is besides those major attractions, the Stadium and Ballpark host other big events (which translates to higher nightly rates and more income for me) like most recently the Country Music Awards, NCAA Bowl Games, Beyonce/JayZ concert. 

Amusing how promoters tout depreciation as one of the big attractions to buy and hold, when in fact you have to recapture in sale year. 

The house is located in a cookie cutter neighborhood of only a few different house designs. 

We are rapidly moving toward growing our "Southern Standard" design concept on our homes.  

Definitely contact an engineering firm that has experience in deep and elevated foundation design; 20 feet below floodplain... that's rough.
