Correct me if im wrong, but the VA loan has to be used on a house youre going to “live in”.

This was a hack, I financed through VA, with very little down and used cash on hand to renovate How did you add value to the deal?

@Scott Harper it was a VA foreclosure listed on the MLS for $60k, my highest offer was $55k s that's what we offered.

Right now i have dozens of good qualified buyers (3% EMD, USDA/FHA/VA/700+ scores/2 years union/ over asking) that are getting beat out left and right.

The ones using FHA or VA loans are also often writing contracts with the "no appraisal contingency" box checked to make the offer cosmetically "stronger," while simultaneously attaching the FHA/VA Amendatory Clause to the initial offer for seller signatures, that (seemingly) no one but Millennials has ever actually read.

Some Virginia Notaries have the ability to perform web-cam notarizations for signers in other states or in other countries.
