Landscaping / Snow Removal - Since you will be utilizing a rent by the room model, will you take care of this? 

There is also a finished basement that is not currently being utilized so there is potential there as well.

is this off an existing road and is there already Culverts or ditches in place for rain water to collect in or do you need to install All wet utilities and if so do you know the City and county requirements for water, Power, Sewer, Reclaim(effluent) Natural gas?

A couple of alternatives:  get a HELOC on your own residence and using it for all or some of the entire process, or obtain a 203(k) renovation mortgage which will not utilize the LLC.

However factor in utilities because if it is in fact "raw land" you have to think about things like sewer, water, electricity, and gas. 

My concern is with a low downpayment and high monthly cost $3844 (PITI, HOA, PMI, utilities), this would limit my ability to ever rent out to a family if they don't allow individual leases with multiple roomates.
