This will strengthen your documentation and will have basis if you are ever challenged by IRS.

We will lose out on $100k but get our cash out and the new investor will clear $100k by sitting on a deal for a year (while collecting rents).Does this seem feasible or something that would be attractive to an investor?

@Devin JamesNothing in life is typically handed to you and nothing is typically get rich quickThe most successful people I know show up everyday and grind it out- they don’t let a failure destroy them - they get up and keep going.If you also read all the great business books etc they all say the same thing - be humble, be consistent and have a plan.

It’s not unusual for a lease to end a week earlier than a typical monthly cycle, as this can accommodate a tenant's personal schedule or preferences.
