Yes, it’s called a non-renewal notice; if you search for that term you should be able to find one specific to your state.

This deal would be for a total of six duplex (12 doors total) with each unit having 2 beds, 1 bath, 1 "office" in the basement (aka bed with non-compliant egress).

I always bake in the cost of non-paying inherited tenants and the cost of an eviction or two when I buy an occupied building. 

Make it clear that there is a new sheriff in town and they will be held accountable, rents are due on this date every month, late fees are whatever they are, non-payment will result in a legal posting on such-and-such a date.

Two of these units are leased but the tenants have not paid in 2-6 months so I am also looking for insight into storage unit tenant laws and how I go about evicting their stuff for non-payment?

This particular county does not have online access to the courthouse documents.
